Position:               Property Accountant, Del Condominium Rentals

Reporting to Accounting Supervisor. The Property Accountant is responsible for day to day accounting functions and operational processes at Del Condominium Rentals Inc. This position maintains
owner, tenant and head office ledgers.

The Property Accountant should have at least 2 years experience in handling full accounting cycle in property management field. The candidate must be a team player with a positive attitude and should be able to adapt to the company’s culture.


Duties and Responsibilities:


·        Executing on and supporting accounting teams for day to day accounting operations, month end and year end closing

·        Liaises with other departments to resolve accounting queries

·        Reconcile Bank accounts

·        Accept and account payment application from different forms of payment method such as post dated cheques, e-transfer, credit card etc.)

·        Monitor, reconcile and apply client’s pre-payment  

·        Maintaining and transferring funds between bank accounts

·        Reconcile and prepare suite count report to Insurance providers

·        Back up and support accounting team while other team members are on vacation

·        Posting journal entries including intercompany entries

·        Reconcile & prepare corporate credit cards reimbursement

·        Review, process and update rent increase, last month rent application and interest calculation

·        Prepare monthly tax returns and annual slips returns

·        Review & reconcile prepaid expense, accrued liability, clearing accounts, accounts receivable, unearned revenue

·        Assist in preparation owner and tenant’s annual statements & rental receipts

·        Liaison with CRA to apply, reconcile and close non-resident accounts

·        Update and reconcile monthly & yearly non-resident tax payment

·        Prepare annual non-resident tax slips

·        Approve, process and issue payment for work orders

·        Projections of yearly rental income and expense for VIP owners

·        Write off past due accounts receivable accounts and ensure customers receive past due invoices and statements

·        Update and reconcile term deposit investment report and post journal entries if necessary

·        Process and adjust hydro, legal, CEA fee and Property tax payment on behalf of clients

·        Collection of hydro arrears from clients

·        Post AR and AP adjustment entries to client’s ledger

·        Maintain organized accounting filing systems, providing quick and easy access to information

·        Ensures teams members are cross-trained to support successful daily operations

·        Ensure vendors and customers have best possible experience by trouble shooting and resolving all invoice and billing related disputes

·        Calculate monthly and quarterly incentive for sales and leasing staff

·        Ensure compliance with all appropriate and required standard operating procedures (SOPs)

·        Monitors systems to ensure accuracy of data

·        Verify recorded transactions and report irregularities to managment

·        Recommend, document and maintain accounting poilicies and procedures

·        Protects organizations’s value by keeping information confidential

·        Undertake specific duties or projects as required by Senior Accounting team members

Required Qualifications

·        Minimum 2 years accounting experience in property management field

·        High degree of accuracy, extremely detail oriented

·        Candidate must be mature, team player and willing to roll up their sleeves

·        Intermediate to advanced working knowledge of MS Excel is required

·        Ability to work within a fast paced environment with minimal supervision and work well under pressure to meet deadlines

·        Exceptional analytical, problem-solving, communication and interpersonal skills
