The Role

Reporting to the Accounting Manager, the Property Accountant is responsible for day-to-day accounting functions and operational processes of DCRI.  The ideal candidate will maintain owner and tenant ledgers, ensuring accuracy and completeness.

The Property Accountant will have a minimum of 2 years of experience handling the full accounting cycle in the property management field.  The ideal candidate will be a team player with a positive attitude who can adapt seamlessly within our organization.

What You’ll Be Doing

                        •    Execute and support accounting teams for day-to-day
                             accounting operations, month-end, and year-end closing.
                        •    Liaise with other departments to resolve accounting queries.
                        •    Reconcile bank accounts.
                        •    Accept and apply payments from different payment forms
                             such as post-dated cheques, e-transfer, direct debit, and        
                             credit card.   
                        •    Prepare cheque deposit batch slips and make deposits at the  
                             bank.
                        •    Monitor, reconcile, and apply tenants' and owners' pre-
                             payments.
                        •    Reconcile and prepare suite count reports for insurance
                             providers.
                        •    Post payable and receivable entries for owners, tenants, and
                             vendors.
                        •    Process refund cheques to customers and payable cheques  
                             to vendors on a timely basis.
                        •    Review, process, and update rent increases, last month's rent
                             applications, and interest calculations.
                        •    Reconcile balance sheets accounts on a monthly basis 
                        •    Assist in the preparation of owner and tenant’s annual
                             statements and rental receipts
                        •    Assist in the validation of bulk rent invoices and owner refund
                             batch cycle
                        •    Liaise with CRA to apply, reconcile and close non-resident
                             accounts
                        •    Update and reconcile monthly and yearly non-resident tax
                             payments.
                        •    Prepare annual non-resident tax slips.
                        •    Review and validate work orders, and reconcile all payable
                             balances to vendors.
                        •    Update customers’ banking information in the ERP.
                        •    Project yearly rental income and expenses for VIP owners.
                        •    Review and validate all bad debt amounts, and post write-off
                             entries in owners’ and tenants’ ledgers.
                        •    Process and adjust hydro, legal, CEA fees, and property tax
                             payments on behalf of clients.
                        •    Maintain organized accounting filing systems, and periodically
                             archive prior period files to a storage facility for quick and
                             reliable access to information.  
                        •    Ensure vendors and customers have the best possible
                             experience by troubleshooting and resolving all invoice, billing,
                             and payment-related disputes.
                        •    Ensure compliance with all appropriate and required standard
                             operating procedures (SOPs).
                        •    Monitor systems to ensure data accuracy.
                        •    Verify recorded transactions and report irregularities to
                             management.
                        •    Recommend, document, and maintain accounting policies and
                             procedures.
                        •    Undertake specific duties or projects as required by senior
                             accounting team members.

Who You Are

                        •    Minimum 2 years accounting experience ideally in property
                             management field
                        •    High degree of accuracy, extremely detail oriented 
                        •    Candidate must be mature, team player and willing to roll up
                             their sleeves
                        •    Intermediate knowledge of MS Excel is required
                        •    Ability to work within a fast paced environment with minimal
                             supervision and work well under pressure to meet deadlines
                        •    Exceptional analytical, problem-solving, communication and
                             interpersonal skills
